EPC D is often only 5 to 15 SAP points below EPC C. Our assessment looks at the specific gaps in your existing EPC report, identifying low-cost improvements that are targeted, effective, and fast to complete. We assess each property individually and only proceed where we are confident we can deliver the guarantee.
Any residential rental property with a current valid EPC rating of D (55 to 68 SAP points) qualifies for an assessment. We review the existing certificate and identify the most cost-effective route to EPC C.
A newly lodged EPC certificate is valid for 10 years from the date of issue. Once we complete the improvements and the new EPC C is lodged on the national register, your property is compliant for a full decade..
The Home Energy Model is the replacement for the current SAP-based EPC system, expected from the second half of 2027. Under the Home Energy Model, properties are scored across four separate metrics. Any property with gas or oil heating cannot achieve EPC C on the Heating System metric. This makes acting now, while EPC C is still achievable affordably under SAP, critically important.
